TEAM LEADERS


President Steven Serota is the founder of CTS and has over three decades of real estate accounting, lease audit, building management, and real estate finance experience. For over thirty years, Mr. Serota has focused on providing commercial tenants overcharge recovery and sustainable cost avoidance solutions, identifying errors in landlord billing methodologies and application, and creating transparency in complicated, third-party accounting systems.

Prior to founding CTS, Mr. Serota was engaged as an engineer by the Westinghouse Electric Corporation. Mr. Serota is a graduate in Mechanical Engineering from Tufts University and holds an MBA in Real Estate Finance from the Graduate School of Business of Columbia University.


Vice President Edward Harris is the co-founder of CTS and has over thirty years of lease audit and real estate finance experience. Mr. Harris’ expertise encompasses lease audit, lease interpretation, due diligence, global and portfolio-wide lease audit campaign management, landlord negotiation, and practical experience as an industrial engineer.

Mr. Harris often presents at CoreNet Global Education Development Programs, various industry panels including national and regional tenant representative and CLE programs, teaching real estate professionals, accountants, and lawyers on the finer points of lease audit and lease operating expense term construction.

Prior to founding CTS, Mr. Harris was engaged as an industrial engineer with the IBM Corporation. Mr. Harris holds degrees in physics and engineering from Allegheny College, and an MBA joint degree in Real Estate Finance and Operations Research from the Graduate School of Business of Columbia University.

Managing Director Sara Stanley has twenty-five years of real estate finance, asset management, and portfolio administration experience. Ms. Stanley’s expertise encompasses all aspects of project management and client administration, including process flow and managing audit facilitation. Ms. Stanley is also a strategic partner in developing and implementing strategies for CTS lease audit services. Ms. Stanley’s duties include business development, client relations and management of projects.

Prior to being engaged by CTS, Ms. Stanley was a project manager with Standard Pacific Corporation supervising staff, managing financial and forecasting reports. She also worked for a large REIT on the Landlord side, where she became highly knowledgeable around analyzing Management Companies’ billing discrepancies. She brings this expertise to our CTS partners and clients, most of whom she has built long relationships with for her almost two decades at CTS. Ms. Stanley holds a degree in Business Administration with a concentration in Real Estate from The University Texas at Arlington and has her MCR through CoreNet where she is an active Committee Leader.

Senior Lease Auditor Tony Collura has thirty-five years of real estate accounting and lease audit experience. Mr. Collura’s expertise encompasses all areas of real estate management including operations, construction, due diligence, operating expense calculations, and utility usage monitoring.

Prior to engagement with CTS, Mr. Collura was the president of lease audit services provider Corporate Real Estate Services, Inc. (CRS), and vice president of lease audit services provider KBA Lease Services, Inc. Mr. Collura holds a degree in Accounting from Rutgers University.


Senior Lease Auditor William Dybas, CPA has over thirty-five years of lease audit experience and his expertise covers all areas of leasehold expense review. Mr. Dybas has led lease audit teams for numerous Fortune 100 and other large leased portfolio holder engagements, and Mr. Dybas has performed many thousands of lease audits throughout North American and international markets.

Prior to engagement with CTS, Mr. Dybas was Vice President, Audit & Recovery at Cushman & Wakefield helping lead the firm’s national lease audit review infrastructure, and was Assistant Vice President & Audit Manager at Fidelity National Financial. Mr. Dybas is a graduate in Accounting from DePaul University and holds an MBA in Finance also from DePaul University. Mr. Dybas is a Certified Public Accountant.


Senior Portfolio Coordinator Minati Shah has almost twenty years of experience managing and reporting on national portfolio lease audit campaigns. Ms. Shah’s expertise includes project administration oversight, reporting, coordinating data acquisition, tasking auditors, and managing process flow for numerous Fortune 100 portfolios.

Ms. Shah has a degree in Commerce from the University of Mumbai and a Masters in Commerce and Management also from the University of Mumbai.


Faye Bakhshi, Lease Auditor – Ms. Bakhshi has twenty-five years of lease audit and real estate accounting experience. Prior to CTS, Ms. Bakhshi was Director of Operations for Pacific Century Investment, Inc. overseeing the accounting and administration of the firm’s real estate assets, and as Asset Manager at Smart & Final and Accounting Manager at North America Building Management Company, with responsibility for accounting functions including auditing financial statements and leasehold expenses.

Ms. Bakhshi holds a Master of Business Administration from Phillips University.
